Financial Partnership Opportunity

Green Banks is an environmental restoration company that has identified a lucrative business opportunity in a growing environmental marketplace.  In 2008, the U.S. Environmental Protection Agency and the U.S. Army Corps of Engineers passed a new federal law promoting the development of wetland mitigation banks to serve as a means for accomplishing the country's goal of having a no net loss of wetlands.  The past president of the National Mitigation Banking Association, Rich Mogensen, believes that the new rule "will promote a tripling in the size of the U.S. wetland mitigation banking sector from roughly 500 banks today to 1,500 within the next three-to-five years, with continued growth thereafter; And, with Wall Street gun shy from the nose dive of sub-prime mortgages and hedge funds, deep-pocketed investors are expected to move significant capital into this federally-endorsed green venture." (Alice Kenney, Ecosystem Marketplace 2008)

Green Banks is seeking financial partners for the development of new wetland mitigation banks in the state of Oregon.  Green Banks provides all of the necessary consulting services to develop wetland mitigation banks, and is offering the opportunity for financial partners to become involved in the funding of land acquisitions.  Financial partners would own a portion of the mitigation bank revenues, which would likely return a generous profit on their principle contribution.  Green Banks is accepting financial partners who are interested in contributing $50,000-$800,000.

Green Banks has identified multiple properties with high potential, with a cost per acre ranging from $4,000-$9,000.  In 2008, wetland mitigation in Oregon was worth an average of $85,000 per acre.  Wetland mitigation banking can be profitable because the cost of land on a per acre basis is much less than the value of the acreage after wetland restoration, creation, and/or enhancement is completed.

Wetland mitigation banking projects are long term endeavors that are not jeopardized by short term economic fluctuations.  The present state of the economy has made this a buyer's market for land purchases, making this a perfect time to acquire properties.  Wetland mitigation banking projects typically last from 10-15 years.  Profits will likely be generated within 1-2 years after initial bank establishment.

Landowner Partnership Opportunity

Green Banks is seeking to form partnerships with landowners to develop wetland and wildlife preserves.  Green Banks provides the services and funding to develop wetland mitigation banks.  Land owners have the opportunity to partner on these projects by either selling a parcel of their land, or allowing a mitigation bank to be developed on their land for a percentage of the revenue generated.  Wetland mitigation banking is a new and fast growing business opportunity where wetland areas are enhanced, created, and/or restored for profit.  In 2008, the cost of an acre of wetland mitigation in Oregon ranged from $50,000-$175,000.  We are seeking parcels with a minimum size of 40 acres for this project.  Wetland mitigation banks sell the value of the restored wetland acreage; however, the land ownership is not transferred or sold.

Wetland mitigation banking is valuable to our environment because it serves as a way to develop wetland and wildlife preserves that will be protected forever.  Wetlands are essential for providing flood control, improving water quality, reducing the effects of global warming, and are the home of numerous species of migratory birds, fish and wildlife.  Hunting is allowed on wetland mitigation bank sites, with some regulation.

Green Banks manages and funds the development of wetland mitigation banks from start to finish.  The process of establishing a mitigation bank involves numerous scientific studies, natural resource surveys, engineering design, construction, project monitoring, and long term management.

Wetland mitigation banking projects typically last from 10-15 years, and profits will likely be generated within 1-2 years after bank establishment.  The State and Federal Government recently passed a new federal law promoting the development of wetland mitigation banks (Department of Defense 33 CFR, Parts 325 and 332, Environmental Protection Agency 40 CFR, Part 230), which is expected to greatly increase the banking market.  There is also a need for wetland mitigation in Washington County as there are numerous development and infrastructure expansion projects predicted in the near future.

Wetland mitigation banking is a complicated process, which is why it can be very lucrative if done successfully.  If you are interested in learning more about the wetland mitigation banking process or about the possibility of a partnership, please contact us for an informational meeting.  Thank you.
